Owned and operated by two Pennsylvania and/or New Jersey licensed attorneys, Evictions Unlimited is committed to providing prompt, professional and cost-effective services to landlords throughout the region.

It was 1988 when the founding partners of Evictions Unlimited embarked upon their journey as landlords in Philadelphia by purchasing their first investment property; a duplex. Over the years, they have continued to expand their presence in the residential rental market with the acquisition of many additional properties.

As landlords, they have discovered the importance of selecting financially sound and responsible tenants. The day-to-day tenant selection has now been delegated to an in-house property manager, who has done a tremendous job of selecting the tenants, many of whom have been with them for numerous years. Unfortunately, once and again, they found it necessary to evict troublesome tenants who violated one or more term(s) of the lease or who failed to satisfy their financial obligations.

They learned first-hand how much time, money and effort a landlord can waste when involved in the eviction process. Frustration continued to build when they had difficulty finding any competent individual and/or company who could adequately assist them with their eviction issues. It was exactly for these reasons that they decided to start this company.

At Evictions Unlimited the attorneys have first-hand knowledge of what it is like to be a landlord in Philadelphia and they know the impact that a missed rental payment and/or destruction of your property can have on cash flow and profit margins. As the company is owned and operated by attorneys, we can prepare all of the necessary paperwork, appear in court and ensure that you get your property back as quickly and as effortlessly as possible.

WHAT WE DO

At Evictions Unlimited, our services cover residential, commercial and industrial projects in both Pennsylvania and New Jersey. We are dedicated to providing our clients with prompt, professional and friendly service. There is nothing to join and there are no membership fees. At Evictions Unlimited you will deal directly with an attorney, not a landlord-tenant person or other middleman.

Specifically, Evictions Unlimited attorneys are available to assist you with acquisitions and sales, including negotiating the terms of the contract, securing financing, performing due diligence, obtaining estoppel certificates and/or resolving clouds on title. Additionally, Evictions Unlimited attorneys offer representation for code enforcement problems, assistance with the process of obtaining required licenses and obtaining relief from bankruptcy court when a tenant files for bankruptcy in an effort to circumvent the eviction process.

Foreclosures are on the rise and more investors are purchasing properties at Sheriff's Sales. Evictions Unlimited attorneys represent many of those real estate investors by filing ejectment actions to remove the occupants who are often found in the properties after the sale. EFFECTIVE FEBRUARY 22, 2011, THE CITY OF PHILADELPHIA REQUIRES THAT A BUSINESS PRIVILEGE LICENSE BE SUBMITTED WITH ALL LANDLORD-TENANT FILINGS

EFFECTIVE JANUARY 1, 2009, THE CITY OF PHILADELPHIA WILL BE ENFORCING THE CARBON MONOXIDE ALARM LAW. THIS NEW LAW REQUIRES THE INSTALLATION OF CO ALARMS IN ALL NEW AND EXISTING ONE AND TWO FAMILY HOMES AND RESIDENTIAL CARE/ASSISTED LIVING FACILITIES WITH NOT MORE THAN 16 RESIDENTS. EFFECTIVE JANUARY 1, 2009 THE CITY OF PHILADELPHIA WILL RAISE THE FEE FOR A BUSINESS PRIVILEGE LICENSE FROM $250.00 TO $300.00 AND THE FEES FOR A HOUSING INSPECTION LICENSE FROM $30.00 PER UNIT TO $50.00 PER UNIT

EFFECTIVE AUGUST 23, 2006, BILL NO. 060010-A, AMENDING THE PHILADELPHIA PROPERTY MAINTENANCE CODE, HAS BECOME LAW AND IS NOW IN EFFECT. THIS IS A SIGNIFICANT PIECE OF LEGISLATION IN THAT A LANDLORD IS REQUIRED TO PROVIDE A TENANT AT THE INCEPTION OF THE TENANCY A CERTIFICATE OF RENTAL SUITABILITY, OBTAINED FROM THE DEPARTMENT OF LICENSING AND INSPECTION, ALONG WITH A COPY OF THE CITY OF PHILADELPHIA PARTNERS FOR GOOD HOUSING HANDBOOK.

THE DEPARTMENT OF LICENSING AND INSPECTIONS WILL ONLY ISSUE A CERTIFICATE UPON A DETERMINATION THAT THE OWNER HAS ALL REQUIRED LICENSES, THERE ARE NO OUTSTANDING VIOLATION NOTICES, AND THAT THE OWNER HAS ATTESTED TO ALL FIRE PROTECTION EQUIPMENT.
